1. Bump-outs (4–12 feet)
Extend an existing room outward — most often kitchens or baths. $45K–$90K, 2–4 months. Best for: more counter/cabinet space, larger bathroom, breakfast nook.
2. Single-room additions
A new bedroom, sunroom, family room, or home office on the existing footprint or a new foundation. $85K–$180K, 3–5 months.
3. Primary suite additions
A new primary bedroom + spa bath + walk-in closet. The single highest-ROI addition in NOVA. $180K–$300K, 5–7 months.
4. Second-story additions
Add an entire floor — usually 2–3 bedrooms + bath. Highest cost, biggest transformation. $250K–$500K+, 6–10 months. Requires foundation/structural review.
5. In-law suites & ADUs
Self-contained living unit (bedroom, bath, kitchenette, separate entrance). Loudoun and Fairfax now allow detached ADUs in most R-1/R-2 zones. $150K–$280K, 5–7 months.
6. Sunrooms / 4-season rooms
Glass-wall addition with HVAC and insulation. $55K–$120K, 2–4 months.
7. Garage conversions & garage additions
Convert existing garage to living space, or add a new attached garage above as a primary suite. $70K–$220K, 3–6 months.
