Scope and structure

1. What decking material and brand are you quoting? "Composite" is not a spec. You want the product line, because pricing and warranty vary widely within composite.

2. What is the joist spacing? Tighter spacing costs more material and produces a firmer deck. Many low bids widen spacing to the minimum allowed.

3. How is the ledger attached and flashed? This is the single most important structural answer on the list. If it is vague, that is your signal.

4. What footings are you using, and how deep? Freeze-thaw cycles here punish shallow footings. Depth should be a specific number, not "code depth."

5. Are stairs, railings, and lighting included or extra? Stairs and railings are where scope quietly disappears between bids.

6. Does the price include demolition and haul-away of the existing deck? On a replacement, this is thousands of dollars of difference.

Process and paperwork

7. Who confirms permit requirements for my address? Permit and HOA requirements depend on the property, location, and final scope. The builder should confirm what applies before construction.

8. Will you handle the HOA architectural submission? In much of Loudoun and Fairfax, this determines your start date more than material lead times do.

9. What is the payment schedule? Tie payments to milestones, not to dates.

10. Who is my point of contact during the build? One name. Not "the office."

Timeline and aftercare

11. What is the realistic schedule? Most single-level decks take one to three weeks of on-site work once materials arrive. Design, selections, site conditions, approvals, and material availability determine everything before that.

12. What happens if a board cups or a railing loosens after completion? You want to hear a clear process for post-completion issues, in writing.

Red flags

• A price given over the phone without seeing the yard.
• Pressure to sign the same day for a "this week only" discount.
• A large deposit demanded before any drawing or scope exists.
• Being told a permit is not needed without them checking your address.
• No written scope — just a total.

A real proposal names the material, the framing spec, the footing detail, the railing and stair counts, demolition and disposal, permit handling, the schedule, the payment milestones, and the exclusions. If you have that from two builders, you can finally compare price honestly.
